Developers: CVS May Be Ready by Year's End

Store to anchor development on corner of Route 44, Lawton Road.

Pending approval of a town building permit, work on the on the corner of Route 44 and Lawton Road should begin this spring, according to developers. 

BKA Architects has submitted a building permit application for the project and town staff said various officials are reviewing it, including the fire marshal, building official and Water Polution Control Facility employees. If all sign off on it, a permit will be issued. 

"We're dotting the i's and crossing the t's," Roger J. Ignazio Jr., superintendent of the Water Polution Control Facility, said about his department's involvement.

Last year, Konover Development Corp. and Canton 44 LLC successfully obtained site plan approval for the CVS. Earlier in the year, despite the objections of some nearby residents, Konover also obtained a "master plan amendment," which included a secondary public entrance and exit to the property from Lawton Road. 

Stanley C. Glantz, executive vice president and chief operating officer of Konover, said the plan is to break ground in April. Although subject to change, the company anticipates CVS could be open by the end of the year, he added.

With the development will come many changes to Route 44 and Lawton Road, as well as area utility work. Glantz said that work should begin shortly after construction commences. The State Traffic Commission has approved the project, Glantz said. 

Last year, the zoning commission also approved two other development areas for the property. In addition to the 16,000-square-foot CVS at the front of the property, the eventual plan calls for a 2,500 to 7,000 square-foot development area near the corner of Lawton Road and Route 44 and up to 32,300 square feet near the rear of the property. The company would eventually have to submit site plans for those areas.
