Real-Estate Tidbits

The indicator of how fast homes sell is the “ADOM” or average days on the market.  This is the number of days from when the home is first listed to the time when the transaction is completed, or closed. The Multiple Listing Service provides two types of averages, since some individual transactions an give a false representation of what has happened. The “average” is the sum of all individual ADOMS divided by the number of sales. The median is the middle ADOM when sales are ranked by ADOM order.

In Canton, during the last six months, the “average” of all 39 sold homes has been 77 days and the “median” 39 days. This compares with 41 homes for a similar six-month period last year of 72 and 51.

In the most recent six months, homes under $200,000 had 88 and 49, $200,000 to $400,000 had 88 and 59. Homes in the range of  $400,000 to $600,000 had 64 and 20, while homes over $600,000 had 71 and 42.
