What is going on in Canton now?

Help me understand the Real Estate Market.  What is the Market doing?  

These questions are usually asked by folks with an expectation of getting an answer that will be germane to their own area, their town, or their neighborhood.  Listening to the nationwide news isn’t really pertinent to the Farmington Valley, let alone Canton.  The national averages use everything including the 19.2% increase in the Pacific region, a 3.74% increase in the Middle Atlantic region, and 6.15% in the East North Central region.  One might do well to disregard National and even State reports.  Recent published articles speak loudly about “Home Sales Fall and Listings Up”.  And they are correct…for the 57 towns in the Greater Hartford.

The number of homes sold in Canton in the most recent twelve months is 124, or an increase of 11.7% from the prior twelve month period.  The median price (half above, half below) has increased 5.9% during the same time periods.  The days on market (length of time required to sell a home) has increased by one day from 51 from the previous twelve month period. 

The Canton market has been moving away  from  a market  that favors the buyer to a neutral market.
