Public Hearing on Proposed Medical Office Building in Canton is Wednesday

On Wednesday night, residents have the chance to weigh in a proposed medical office building at the corner of Route 44 and Lawton Road. 

Konover Development Corp. is working with the UConn to bring four medical practices, including Urgent Care, to a 2-story building that would be built on the corner lot near CVS. The hearing and possible Zoning approval Wednesday will be on the site plan and special exceptions for the signage and architecture. 

"We are excited to move forward with the second phase of the project," said Gregory Konover, development manager for Konover. "UConn's medical practices will be a great complement to the existing CVS Pharmacy, and we are hoping the project will encourage other professional offices to consider locating in Canton."

The plan already has a positive referral from the Planning Commission and has been through the town's Design Review Board. 

The Zoning Commission has previously approved the CVS project for the corner of Lawton Road and Route 44 and earlier this year Konover requested some modifications to the master plan for the development area of the proposed medical buildings. 

That change did request removal of two mature trees but the commission, according to a report by Town Planner Neil Pade found, "The potential loss of two significant mature trees will be further offset by additional/intensive landscaping requirements agreed to by the applicant." They also required the trees, if removed, be placed with "trees of a similar or hardier species, of a size with a minimum caliper of 5 inches, and of a great number." 

Pade's report also reviews several other aspects of the proposed medical office project and the DRT "thoroughly reviewed" the architecture, he stated in his report. 

The DRT also discussed other issues such as lighting and the "proposed luminaries and pole height is nearly identical to that provided for the CVS." 

The applicant is also proposing a bike rack south of the main entrance. 

Residents can hear more specifics about the plan at the hearing and then comment on it.
